Under Connecticut's Summary Process statute, a landlord may evict a tenant when a lease, whether written or oral, terminates, including for any of the following reasons: lapse of time (holding over after the term of the lease expires), significant violation of the terms of the lease or certain rules and regulations, nonpayment of rent, nuisance (conduct substantially interfering with the comfort or safety of other tenants), serious nuisance (which includes inflicting or, under certain circumstances, threatening to inflict bodily harm upon another tenant or the landlord, substantial and wilful destruction of part of the premises, and using or allowing the premises to be used for the illegal sale of drugs).
Service upon the tenant of a written Notice to Quit (which must include the date for quitting the premises and state a specific, legally sufficient reason for the termination of the tenancy) by a state marshal or an "indifferent person" terminates the rental agreement for the month or week in which the notice is delivered, converts a month-to-month or a week-to-week tenancy to a tenancy at sufference (bare possession with no right to remain) and is a prerequisite and a proper basis for a Summary Process action.
